Hi, Glen Gallucci here from Peak Private Lending and stay tuned because we’re gonna come back with the three reasons to use real estate agents in all your deals.
Glen Gallucci from Peak Private Lending. Today, I’d like to cover real estate agents and the three main reasons why you should use them.
- The first reason is to make sure that you’re selling your house at the correct price. So you’re selling price on your house should be the correct price. So you’re not overpricing the house or underpricing the house. Your real estate agents are really equipped to give you that exact number of where you should be because they’re gonna be running the comps for you, Comparable Marketing Analysis. So they will tell you the house is worth $350,000 or $363,000 or $370,000 and that’s the number you should list it at as opposed to sometimes real estate investors say well we think the house is worth more and the house could tend to sit on the market for a much longer time period because it’s not priced properly. Not pricing the house properly and having the house sit will incur costs you have extra real estate taxes you’ll be paying, holding cost you’ll be paying, if you finance the deal you’ll be paying with making financing payments. So that’s all gonna increase unnecessarily. So you use the agents to give you that exact selling price you want to sell that house quickly like within the first week or two. So that’s tip number one.
- The second reason to use real estate agents is they’ll help you present the house properly. So the presentation is you know it’s really important when we’re selling these houses. They will cover what you should know make sure the house is not cluttered, make sure your things are in place, they could help you with staging the house which today is a big factor in selling homes. Lot of times, especially when the houses have smaller rooms, they can show you things to make the house and the rooms look a little bit bigger and more presentable. So that’s the second reason why you should use a real estate agent. The presentation, so vitally important.
- The third reason over here is that they will help you. They’ll be like a buffer and help you with the negotiations. When your buyers put in the offers. So let’s just use the word buffer, for now, to help you with those negotiations and they will also help you get the transaction done quickly and smoothly. The idea is to get to the closing table. Many times investors and buyers can bump heads a little bit. That’s where the real estate agent come in and they’ll act as a buffer and they’ll help negotiate for you. They’ll also help you with getting the last minute things that punch list items. They have really good eye perceiving what’s not properly done. So use those agents for that, let them help you with the negotiations, get the transaction done quickly get to the closing table. They will also help you with those inspection issues that oh gosh they come up all the time as investors know, they can be lengthy. They could also help with that with the other real estate agent so you know you get those things taken care of.
So those are the three main reasons why we want to use real estate agent and not try to go out and sell these properties on your own. Many people ask me that. Can I do it? If you like to try it, you want to do it for a week or two maybe three. But if don’t have an offer, you want to get that real estate agent out there. Also, they’re gonna put it in the MLS, they are going to get a lot more buyers and a lot more people looking at the houses. So that’s our tip of the week.
